Summary of Property Management Duties:

A Florida Community Association Manager (CAM) oversees the daily operations of condominium, homeowners’ associations (HOAs), commercial condominiums and other residential communities. Although the property management company does not make decisions – only the association Boards of Directors make decisions on behalf of the association- the main duties of a property management company are:

  • Financial Management: Preparing budgets, managing accounts, collecting assessments and handling financial reporting
  • Administrative Oversight: Maintaining official records, ensuring compliance with state laws and governing documents, and coordinating board meetings and elections
  • Vendor Coordination: Ensuring common areas and amenities are properly maintained; coordinating repairs and routine inspections
  • Owner relations: Serving as a liaison between the Board and owners, addressing complaints and helping to enforce association rules.
  • Legal Compliance: Ensuring the association adheres to Florida Statutes (primarily Chapters 718, 719 and 720), including disclosure requirements and timely filings.

$250 cost each form - turnaround time is generally 7-10 working days

$300 rush fee per form – turnaround time is 3 working days
